Indemnity

Auction Length, Rental Length and Delisting of Land

When making their land available for rent, you are required to designate the length of the auction. Auction lengths can be set for time periods between one and three months. If you request to delist your land at any time before the auction closing date, a delisting fee of $2.00 dollar per acre will be applied.

As well, you are required to specify the length of the rental agreement. For example, you may want to enter into rental agreements greater then one year in length. In these instances, you may designate a rental length requirement of no more than twelve years. If an agreement with a bidder is established and land is rented through the auction process, you will be invoiced 3.99 per cent of the total per acre rental rate for each of the years designated in the length of the rental agreement upon auction close (see payment and auction close below).


Service Fees and Auction Closure

For every acre of rented land through the website, Renterra.ca collects 3.99 per cent of the yearly total per acre rental fee. If you enter into a multiple year agreement, Renterra collects 3.99 per cent of the total per acre rental rate for each of the years designated in the length of the rental agreement upon auction close. In instances where the per acre price offered by bidders does not meet your reserve price, then you are not charged.

After the auction is close and payment has been authorized, you will receive an instant printable screen, containing all of the information pertaining to the auction including: the contact information of the winning bidder, the length of the rental agreement, conditions that apply to the land rental, the per acre auction closing price and the total service fee to be collected by Renterra.ca. In addition, the above information will also be issued to your e-mail account.


"Rent It Now" Rentals

You may also designate a "Rent It Now" per acre price. If prospective bidders choose this option, they are required to pay the assigned "Rent It Now" per acre price. As with the auction process, Renterra.ca collects 3.99 per cent of the yearly total per acre rental fee.

Crop Share Rental Arrangements

Renterra.ca is also able to facilitate landowners who prefer to rent their land on a crop share basis as opposed to cash rent. Rather than determining price through an ascending auction, bidders negotiate rental rates as the percentages split of crop that is maintained by you and the bidder. For example, a typical crop share arrangement may be where the bidder receives 65 per cent of the profits generated from a quarter section, with the remaining 35 per cent going to the landowner. Bidders are able to bid on crop share designated land by reducing the portion of the percentage they are willing to receive, which increases the percentage received by the landowner. As an example, a bidder might bid to earn 60 per cent of the total proceeds, with the landowner retaining the remaining 40 per cent. The farmer offering the best percentage split arrangement wins the right to crop share the land. On crop share transactions, Renterra collects a flat fee of $2.00 per acre.


Land Rental Legal Contracts

Renterra.ca also provides legal contracts, which can be used in instances where the terms and condition associated with land rentals are relative uncomplicated. These contracts serve as a legally binding agreement between you and the successful bidder. Contracts included standard land rental terms and condition as well as additional conditions that you have determined during the auction sign-up process. Contracts will be made available for a cost of $59.99.


Payment Methods

In Canada, Renterra.ca accepts Visa, MasterCard and cheques.


Land Rentals

Renterra.ca identifies available 'for rent' land and provides farmland owners and farmland renters with a mechanism for establishing the terms and value of their rental arrangements. Renterra.ca does not set the terms, values and conditions etc. Land rentals via renterra.ca are only rented through the internet. Renterra.ca does not control the inventory or the availability of land rentals.


Order Confirmation

If you do not receive a confirmation number (in the form of a confirmation page or email) after submitting payment information, or if you experience an error message or service interruption after submitting payment information, it is your responsibility to confirm with Renterra.ca service department whether or not your order has been placed. You may contact Renterra at info@renterra.ca. Renterra.ca will not be responsible for monetary losses or otherwise if you assume that your order was not placed because you failed to receive confirmation via email or otherwise.


Currency

All prices on Renterra.ca are stated in Canadian Dollars.


Refunds

All transactions through Renterra.ca are final UNLESS you can demonstrate that the bidder has not fulfilled their obligations regarding the terms and conditions applied to the auction. In instances where these terms and conditions are not met, you may resubmit your land for auction or accept the bid of the second highest bidder.

Maps

Renterra.ca offers maps that show the location of rented land. These maps are useful for renters who farm multiple quarter sections of rented land, especially in instances where rented land locations are shifting year over year. Laminated wall size maps are particularly useful for planning and logistic purposes. Maps can be purchases from the website at a cost of $69.99


Order Confirmation

Upon close of the auction, winning bidders will receive an instant printable screen, containing all of the information pertaining to the auction including: the name of the landowner, the length of the rental agreement, conditions that apply to the land rental and the per acre auction closing price. In addition, you may also receive documents specified by the landowner pertaining to the terms and conditions of the rental agreement. These documents may include tenant profiles or written contracts. It is your responsibility to complete any additional documentation required by the landowner during the time period specified by the landowner. The above information will also be issued to your e-mail account.

Bidders are subject to the rental terms and conditions as specified by the landowner. If these terms and conditions are not met, or if the bidder does not meet the requirements set forth by the landowner, the landowner retains the right to reject the highest bidder. In these instances, the landowner may resubmit their land for auction or accept the bid of the second highest bidder.


Currency

All prices on Renterra.ca are stated in Canadian Dollars.


Refunds

All transactions through Renterra.ca for the sale of maps and legal contracts are final.
